  • Inhabitant compound research

We looked into the inhabitant compound research that Olha has sent us. We will briefly discuss the information that could be interesting for our project and stand out for us the most. In this research, you will find facts and figures about the 116 Eindhoven neighborhoods, including the Emmasingelkwadrant (Witte Dame). This research is published in June 2019.

As can be seen in the graph below, you can see that the majority of the building surface has a residential function (46%). In addition, 23% of the building surface has an office function.

 

 The area has 2,030 inhabitants, which is 0.9% of the population in Eindhoven. As you can see in the graph "Division by origin", more people from abroad live in this area than native Dutch (41.5%). In Eindhoven, the number of native Dutch is considerably higher (65.3%). It is also striking that relatively few families with children live in this neighborhood (8%). In Eindhoven this is 26% of the total population. It is therefore not surprising that the number of young people between 0 and 14 years old (4.1%) is lower than the average young people that live in Eindhoven (14.4%). There are also relatively few people over 65 (9.9%) compared to the whole of Eindhoven (16.7%). This makes the population in this area a more homogeneous group.

 

The image below shows that there are many rental properties in this area (80%) compared to the whole of Eindhoven (53%). Renting a house instead of buying it could be a reason to stay shorter in a certain place. According to Olha, it is not that easy to involve people in the long-term if the rent is for a short period.

 The "WOZ value" of the houses in this neighborhood (239,000) is slightly lower than in the average of Eindhoven (245,000).

In this neighborhood are mainly companies with an advisory, investigative & special business service function (121), followed by wholesale and retail trade (39), culture, sports, and recreation (37), and information and communication (33).

The municipality uses the safety index to measure the safety situation in the city. The figure per neighborhood is given as an index figure, whereby the average for Eindhoven is set at 100. All scores in the neighborhoods are calculated and compared with this city average. What is striking is that the number of nuisance and vandalism is much lower (93) than the average in Eindhoven. This is striking, as several people from the municipality stated that this is a "problem" in this neighborhood. The burglaries in this neighborhood are considerably higher than the average in Eindhoven.

The municipality uses the experience index to measure the perception of safety in the city. The figure is given as an index figure here as well, whereby the average for Eindhoven is set at 100. All scores in the neighborhoods are calculated and compared with this city average. The problems the neighbors have with each other in this neighborhood, are equal to the average for Eindhoven. What is striking is that the feelings of insecurity in this neighborhood are higher than the average in Eindhoven. This perhaps confirms Jesper's statement; it is an image that the neighborhood has formed in the neighborhood, although the nuisance may have decreased in the meantime. To change an image, people must have a reason to look positively at the neighborhood again (Gemeente Eindhoven, 2019).
